I have only had one person ask why the site said not to rent to them and I gladly told them because they had been arrested for possession with intent to sell and had lied on their paper application about it (they had nothing to say in response).If you have not yet accepted an applicant you can let people continue to apply.

Once you have possession of the property, I would give him a formal written letter notifying him that you have taken over ownership and that you are making repairs and upgrades to the property and that he must vacate in order to do so.

This will likely depend on your state law, but you should be safe to use the date tenant turns over possession of unit as the beginning of your countdown. from there state law will dictate how long you have. usually its 30 days.

Not only was the PM talking to the owner I was talking to her in LA as the lender and my collateral was about to be severely damaged.Tennant in this case ( walked through home) was neat and clean.. not a lot of possession like you will see with a lot of working class tenants.. took her and her kids all of 60 minutes to pack and move to someone elses home.2.
