You can win on principle and tell them they are violating the lease, start the eviction process, and lose (what I presume is) a good tenant, or you can make this an opportunity to increase cash flow and keep a good tenant happy.

That's an area where you could use $1000 per month to put ads in their local papers or websites, or sponsor some local events where you have a booth and a huge banner and give out flyers.I'm talking small town guerilla marketing - get out there in the areas you want to win and find way to touch THOUSANDS of people in those target areas repeatedly.
