Overpriced properties would sit forever, market price properties should take average number of days (not lightening speed) to sell.  

Once I got this analysis up-to-speed I was going to post it to see if I could find someone to fund the purchase. 

Do you rent them for a lower rate just to help carry your costs until peak leasing season comes along?

My biggest frustration has been the speed at which my PM handles things... but at least they are fair and honest, so I deal with it.

I think it’s value is 1600-1700 but given it isn’t peak rental season I wanted to get someone in quickly before winter so I went with lower rent.

Drive by it going the speed limit (or at a normal speed - i'll let you interpret that), and see if you can read in a split second - who is on the sign.
