I am giving you official notice to vacate the home no later than February 29th and returning possession to me.I would send this certified so you can verify receipt and have proof for court.

A good ball park formula for Operating Expenses (OpEx) is gross rent * 30-45%.  

During due diligence, is it worth your time to check titles of every home in the park?

Make sure to check with the utility companies and get cost estimates from them for availability, fees, hookup charges, transformer and power line/power pole locations or relocation requirements, water, sewer,gas, cable etc You will need ball park cost estimates from site work contractors for site work, roads, installation of utility lines etc.

The listing says there's no parking.

The upstairs is a two bedroom (rent is $2325 with parking) and the downstairs is a one bedroom (rent is $1830, no parking).  

I would also add Bordeaux, Cleveland Park/McFerrin Park, Donelson, Woodbine/Glencliff as places to look as well.

I officially had a 73 unit building for $554,800 and I couldn't be happier.

I have family that lives in a mobile home park there and from the time I’ve spent in crookston I had assumed that there are a lot of lower income residents.

We never officially notified the city about these additions.
