You can have an assessment go down but the mill rate for the city or county budget go up thereby increasing your property tax bill.If the assessment is 95,000 the taxes shouldn't be that big.Why not project out the worst case scenario for your projected hold time and base your offer price off of that.If you want to dispute taxes there are organizations that do this but since your property is so small you might want to take it on yourself.http://www.aptcnet.com/articles.html

Regardless of the amount of revenue you generated personally it wasn't your actual site doing the work, it was you & your skilled service.. it seems like its been an awesome lead source but the traffic wasn't monetized so the actual site is probably only worth 400-500 to someone else.

I guess it depends on the area.Years ago the signs were everywhere.Today many cities and counties have ordinances and heavy fines against them.My city and county is like a pit bull with them.They have auto dialers junk up your 800 numbers now.In fact I can't remember the last time I saw one of those signs.You can still get away with it in my areas it rural places but you will almost have no traffic looking at them.Enforcement polices the main roads and sub arteries.The ones I have sent stay up the longest is when they go out at night and put them high up on the poles where enforcement can't grab them without a ladder.Then put pinwheels on each side of the sign to draw attention.

If the property sits on a nice parcel of land next to a corner or other location you might can sell it for development later as an exit strategy.Check the Department of Transportation for your state.They will usually have traffic counts for the road year by year.You will see a trend of cars increasing,decreasing,staying the same.Also are these businesses on the going to work side of traffic or going home side??

It would greatly behoove your parents to sit down with a business organizations lawyer to discuss how the "chips" would fall if your parents pushed any of the above options.
