This is the reality no one is talking about but they will sell you a course on how to buy real estate.

You pay someone to do that and investing in anything is the same, of course you can do it cheaper but can you do it better?

I am trying to run my numbers but I just can’t seem to do it because there’s not enough information online.

The reason is the rent-to-price ratio is good so you can cash flow, and most of the West side doesn’t have a Point of sale inspection which is really annoying.Awesome, thanks for the tip.

Talk to the lenders here on BiggerPockets under "Find a Lender" - these folks will not attempt to charge you any upfront fees, though there will of course be some costs wrapped into the loan. 

They will waive the main brokers course (aside from the 60 hours course).
