If you legit spent $10k on HVAC, fridge, etc then it sounds like there may have been some issues that should have been addressed BEFORE this tenant moved in.

well until he has a criminal charge and is then indicted and is a no show with a warrent extra nothing will happen he has gotten away with it.. this move was premeditated once they knew how much trouble they were going to get into in the US.. really a genius move on their part. but goes to his character and credibilty. 

They make projects hard to pencil out and riskier to move forward with.

She said we would take this to court because she was not moving her fence. 

I was able to move her to another single family rental I have and started doing short term out of all three units. 

If in a park is the park cooperating with the end user, restrictions, raising park rent...Lot of moving parts, but worth a discussion if you wish.Good Investing...

The seller  has a third-party that is a witness to any dumb moves that the buyer could pull as well.
