The locks and keypads have been very reliable overall, with the batteries in each lock lasting about 4 months with pretty active use, and handling some pretty extreme cold weather. 

We are just wrapping up on the rehab and plan to rent it out in about a month.  

I looked at GPS tracking, but they need batteries changed frequently, and a monthly fee to be paid like a cell phone bill, any ideas would be greatly appreciated.

They spend $50k on rehab in 2 months.  

We live in the Pacific NW and want to go to a couple of seminars in LA next month.  

You may be able to get away with 10% down if you have multiple fix and flips/holds completed in the last 36 months and the LTARV allows for it. 

Not just market agnostic, but service provider agnostic.

So, for utilities like heat you want numbers from the seller, but also in some places you can call the utility company and they may give you the average monthly bill over the previous 12 months for that property.

I find the MTR strategy easier to manage than Short-Term Rentals while still getting rental income each month.
