I’ve had some marginal success buying a couple of units in my local market in mid coast Maine, but see better deals in different towns throughout the state.

This was only possible via intimately knowing that market and the alternative use of the property, expanding and adding a huge primary suite, because I knew exactly who my buyer was going to be to the point I was targeting white collar professional mid-manager at Best Buy headquarters, yeah that's how well I knew my market.

In some Mid-markets like Cleveland or Cincinnati, you can find some great properties that perform very well for under $100k. 

The lake house may get more family vacations and mid-week stays. 

In 2018, I purchased a triplex $40,000 cash. Rent was 1750/mo. Since then, two tenants have moved out and we’ve begun a massive reno. I suspect it will be $25-30k to finish. Existing tenant pays $525/mo

Not sure about your age/income/needs/goals, but from the perspective of a recently retired person in his mid-50's (mine), I focus on the amount of cash flow necessary to fund a happy retirement.  

I don't buy SFH, but I invest in mid-size apartment buildings in Cincinnati and Dayton, Oh.

Our eviction court is scheduled to open in mid July.

I don't know if this will get deleted, but @BethH and I are partners in a REIA (Mid-Atlantic) in the Baltimore area we stress education prior to investing and we both know Baltimore having either been born here and/or been investing here for 20 years.
