Starting CapEx - I have included about 10K for improvements over the first year (paint, carpet, Gfci outlets, W/D hookups, prep Attic for AirBnB) but I didn't include roof.2. 

When one of those roomies moves out consider short term furnished rental to nurses, grad students, incoming media techies etc.

Might want to make sure the kitchen outlets (and bath) are GFCI protected (hard to tell if they are in the photos).
