I think buying in volatile markets in 2019 (read: anything on the west coast + most major cities nationwide) just means you're paying someone else's appreciation check while helping them get out at the right time before things get softer.

However, you should make an offer, get it under contract, get an inspection done, which will likely cost a few hundred bucks, but a small price to pay for locking down a good deal, and also a small price to pay for avoiding a major headache.

Or a better question is why are majority of BP members afraid of turnover ?

I know people who were required to make their bath ADA compliant as part of their major reno.

AirBnB and VRBO account for the majority of vacation rental booking in the US.

Vacancy is a major issue as well...and many properties have been on the market for over a year...not a good sign when we are towards the top of the market right now.I have forced myself to not even tempt myself by looking at the properties in these areas.
