I had lots of trouble last year with my local CPA as they were not aware of the many things that could be written off and had no further tax advice for me  I have a great CPA in Orlando!

Just keep in mind that any state or local statutes supersede the lease if they conflict.

The best lenders are smaller, local lenders.  

They can take time with their search and be more selective about a property’s location and condition.

Not impossible in other locations, but certainly less in areas like Fairfax.

-Ana  Foreclosures in New York on average take years. since its a judicial state the courts will notice the foreclosure sale dates in the jurisdiction. so you can also check with courts/local sheriffs office
