When you do a 1031 exchange, the property you purchase must be a like-kind investment, meaning you intend to hold it as a rental.

Upfront expenses and monthly payments must be considered when calculating the return on your investment.EXAMPLEYou cash out $100,000 of your equity and use this as a down payment on a $400,000 investment property.

This means that if you’re selling a rental property, both properties you purchase must also be intended for rental use (or for investment purposes).

The moral of this story is to look where you invest and make sure you don't have to deal with crap like this.

The folks on here that say STR's are good investments bought at a time when the profitability was higher and expenses were lower.
