But I do know that the title company that you are going to work with will be able to answer a lot of the questions for you and potentially be able to help you write up the contract on or have connections on people to help you with it. 

Annette - You seem pretty familiar with the general aspects of adverse possession and similar legal issues.

Not sure if this is legal but was something I was thinking about tonight, trying to figure out the best way to use those funds to advance my holdings.

That's not to say that other Title companies won't "work with" investors, but the "work" you are most likely referring to is legal in nature and in providing those services as an inducement to get your business, these smaller title companies often knowingly walk across that solid yellow line. 

If you can't spend at least up to a few hundred for legal one time then I do not know what else to say.

It has been over a month since executed contract so far.

So wife and I have a property under contract which ideally will turn into a 4 bed 2 bath rental. 

@Brian Timmons I would make it part of your contract with the seller that they have the tenant moved out by closing so you aren't stuck dealing with an eviction.
