You're right and from what I've seen, most of the multi-family popping up on the MLS are in or around 32209, or pretty far from the city to the northwest.

We left the Mile High Wonderland and drove ourselves (and two dogs) down to the tip of Florida, taking it all in. 

I think I'm understanding it is about obtaining a solid grasp on these various aspects, then creating action in the right way.  

Having this in place already saved my investor money but more importantly time and made it possible to start construction right away.

The trust then hires our management company to act as landlord and deal with tenants.Yes, tenants do have a right to know that their landlord is legitimate and that they are authorized to manage the property.But, that's it.It's all fun and games until an armed, pissed-off tenant shows up at the doorstep of your personal residence...

Everyone seems to talk about including the costs of the new mortgage, taxes, insurance, maintenance & capital reserves, and the vacancy projections when looking at realistic cashflow, which we already do for all the properties in our rental portfolio.But we, like many, cant find properties that are making any cashflow sense right now.

The economy is crunching right now, make no mistake about it.
