The tenant moves out on good terms, owes nothing and you refund them the $1000 you got from the seller.3 weeks later the tenant sues you for $500 and says there deposit was $1500 and you illegally witheld $500.

It is both cheaper and, should you choose to become a broker later, much better "real world" preparation than the additional 45 hours of class (IIRC, salesperson is 45 hours while broker is 90 hours).
