I was going back and forth with whether I should send the tenants a letter using certified mail return receipt and then send one to the landlord including the tenant letter and the pictures.

@J Newman your husband can roll that into a self directed ira and use all the funds for investing and no loan to pay back unless you get financing on the property.  

CPAs that really know the back and front of not only fix and flip but investing write offs/tax liability.

We are leaving CA for tax reasons and because the distance of maintaining properties was getting to be too much (there were not great property managers or contractors so we were having to travel back for everything).We have made a few offers on 4plexes in Las Vegas but have not found the right property yet. 

But life took a different direction, and I left after only a couple month and rented the place back out.

If they want to sell and get their money back they’re out $75k plus real losses. 

This cheap money approach was the main reason for inflation that forced the Fed to increase interest rates in order to bring the inflation back to normal.
