As a first timer, finding a good realtor is important so I don’t think I should go with whoever. 

I've had two contractors out and they quoted me between 100K-150K to convert the space into an ADU, with kitchen and bathroom.

Below are the options I'm considering.Flooring Options: Luxury Vinyl for both kitchen and bathrooms; carpet for bedrooms and living roomCountertop Options Considering: Granite, Thinscape, Quartz.

I will do exterior painting, upgrade the bathroom, and the kitchen.

One for each month's dollars you're taking out, and next to it a running total of it.3 - Get an estimate of the cost to replace a roof, a furnace, a driveway, a new kitchen, and anything else you would be using this money for.4 - Look down the second column (the cumulative number) and find out how long it would take to have saved enough in this fund to pay for, let's ay, a roof replacement.5 - Then, think about what would happen if during this waiting period, you had a vacancy, or a different/added cost.6 - Now ask yourself, "is the act of saving this money monthly a functional action, or an illusion"?

I am a full time real estate agent and also own a contracting business.

I decided not to pursue it mostly because of the kitchens. 

Like Patrick said, it would be ideal if you could save up before you completely switch over, if being a full-time real estate is your goal.  

Use it in all rooms incl. bathrooms and kitchen.
