I make a decent living off of my regular job but like I said have to back up for the rainey day.

It was my understanding that I can count the rental income as "LLC income" if you will, and file separate from my W2 job, thus avoiding moving up to the next tax bracket.

If you lived local and wanted a part time job sure, but not as out of state investor. 

My bank has said that I can use that appreciation increase as my down payment to give them a LTV of 80% or under.So he's making $2,000/month and increasing, plus paying principal off (would be about $200,000 of principal pay off over 4-5 years), keeping the depreciation and other tax benefits and having downside protection if I were to screw up and not be able to get the job done.

I am aiming for a 2 month timeline, for my first flip and working a FT job that might be a bit ambitious, but that's what goals are for. 

I've been with my current job, Instacart, for 1 year now as an independent contractor and will soon be passing the exam to become a real estate agent in Greenville, SC.

I have tried searching online along with trying to talk with people that I see around job sites but have not had much luck.

@Noah Jones: Yes; I'm definitely aware that I'm not touching it or dealing with a small job. 

It seems like all the meet up groups are held during the weekdays which I have trouble attending since I have a day job.
