Hi @Patrick M.A tenant should get credit for the payment when they initiate it, not when it clears. 

I almost made the same mistake, but luckily found BP shortly after my initial "consultation" call and decided not to invest with them.

Initially I will need estimates prior to purchase, so if you know anyone that is willing to do a walk-though, identify potential problems, and provide a rough rehab estimate, I would be eternally grateful!

Wood of TJW Properties, LLC.Still looked generally legit, except that I noticed that the Borrower was required make a deposit of 4 points (in this case, $5600) for the lender to “initiate the due diligence process.”

I am looking at some affordable properties (all three are small multi-family) and wonder if I am asking my realtor the right initial questions.
