From the little experience that I have, they'll ask you a few questions crunch some numbers and will be able to give you the info you need. i think they may also give you a pre-approval letter if you have a deal on the table.

You can go to Craigslist and look for FSBO properties it'll have the owners info.

If you are in LA City limits you can find a lot of good info here.http://zimas.lacity.org/And here.http://ladbs.org/If you are in County territory they have info online too.

Month by month is easier - give them 30 days notice about changing terms.First, off course, they need to know that there is new property management.I usually put in writing all that as info: new ways of paying rent, your phone number to contact etcThen you watch who is paying late and post 3 days notice on the door.

This will give you some basic info culled from public records.
