I come from the Poconos, PA market and have helped at least 30 clients coordinate hot tub installs in the last year.Q1 Opinion*: Typically when underwriting property for buyer and mgmt clients, I'd give them a round number of $10k to assume for hot tub purchase / install / permits /foundation /electrical.

I'm in the process of purchasing my first investment property.

Purchase price: $65,000 Cash invested: $235,000 Construction of a single family residence (SFR).

A little bit about my experience in Real Estate… I started a couple years ago doing some house flips in Detroit ( It was a 2 year plan) then decided to sell everything, moved to Washington DC which can't afford anything in the DMV area but last year I purchased a very nice 3500 SQFT Duplex in Shaker Heights, suburb of Cleveland.

Additionally, it's hard to convince someone to trust you on the purchase of their biggest investment/asset when you yourself don't own real estate. 

However, rural areas tend to have less multifamily properties (depending how rural) so that can give you an issue with finding comps for your purchase.

Is it difficult if I purchase a property in my name and then I want to transfer the mortgage over to the LLC will my mortgage company allow that?

We just purchased a property in the area and are having a hard time finding a cleaner.

Best thing you can do to maximize your entitlement is to choose a 2-4 unit so you can have a higher county loan limit and you can use 75% of the other door as income to afford a higher purchase price.
