The LLC could be the borrower and execute the Note, but the individual owner would need to execute the security instrument... in this case it would be an Indemnity Deed of Trust (IDOT).

And that is actually a price for volume printing .. which works... it still becomes a 2 step process..As well you would need to make sure that they are individually addressed.

I think renting out individual rooms, while you're personally occupying would be a little less attractive, but it's doable.

I could go work for the bigger players (CBRE, JLL, Walker Dunlop, NKF, etc.), but my family cannot relocate to a big city.I know the business with regards to structuring the capital stack, how investors/developers look at deals, how lenders look at deals, and I can underwrite CRE investments.
