For anyone who has experience flipping out of state - where do you start?

For me, I found hiring sub-crews out individually to be cheaper and more manageable than a GC that doesn't know which end of a hammer to use.

However, as you gain experience you’ll want to minimize how much you capitalize and shift costs towards expenses.

I was thinking of doing MTR in Madison, since I think there should be a demand for travel nurses and students,but I don't understand how does the numbers work so the houses are so expensive.Would love to chat with more experiences investors.

You can try small claims court, but in my experience, it will be a waste of time trying to collect.
