Just asking Q's so you are going in eyes open.Nick has a great point... with buying you can choose to push values quickly through repairs rather having an extended timeline.

I'd keep an eye on metro developments, that will have the most impact on appreciation for these towns. 

I'm leaning to partnering , that way I have some eyes with experience and I get to be part of a bigger deal

So you end up paying a premium for corrugated metal sheeting as your exterior material but with the catch that you have confined yourself to set dimensions of the container.
