As far as the repairs goes for the 3 apartments, they need mostly cosmetics however one will need more work in the bath room so I figured 7-8k each.

First set of tenants is a family Mom, Dad and two kids, they negotiated free rent to fix up the house and this was a verbal agreement (it doesn't appear they have done any repairs, at least not properly, for example the shower doesn't have a faucet and they hooked up a garden hose to the bathroom sink and ran it to the shower and put a shower head on the other end of the garden hose).

*I am looking for guidance primarily in the financing portion of this strategy, but if you would like to proof it for other items to be aware of, be my guest.The idea is to buy a single family house near Fort Worth with a 2 car garage, convert the garage into a living space including a kitchen and bathroom and remove the attic space to be replaced with a loft.
