Without walking the property myself and doing a full inspection it is impossible to give a realistic repair number.If you have done your research on the area and feel it is a good buy ( even with the problems you stated above), you could always put an offer in on it and once you have it under contract with the seller, get a licensed, bonded, and insured contractor in the home to give you an estimate.Keep us posted on what happens!

Impossible to answer, there are literally thousands of markets across the US, you would have to be more specific to the market to get input.An insurance agent in the market would have a very good idea as they typically use replacement cost amounts to calculate how much insurance is needed.In SO Cal, you can expect build costs to be around $125 sq. ft. for regular homes.

I'm told however, that there is no inventory in Vegas and trying to fix and flip would be near impossible, especially with no other markets nearby.
