The bathroom is small and has an old brick chimney in the wall that would ideally be removed to make space. 

I know this is ideal result only if the tenant will not break the lease.

A lot of investors, especially newer ones I deal with ignore the emotional aspect of their investment decisions... i.e. what is and isn't going to keep you up at night.

Luckily, I had an existing relationship with a local portfolio lender, and they were able to get me approved with a LOE about my travels.I have been a long-time follower of BP and the @Scott Trench model of building wealth, and feel this first property fits the mold for a perfect house hack.

Does this all fit into your financial goals? 

Just remember not all off market deals are good or fit your goals. 

@Mike DornemanLooking at a 3 or 5% conventional loan, budget as far as purchase price is ideally less than $260K, buy and hold, ideally 1K in cash flow per month and 2-3% appreciation per year.
