I am now significantly below market rent, but was told by her case worker that my only option to get anywhere near market is to kick her out at next contract renewal (absurdly, it sounds like they will then let me rent to someone else Section 8 for the stepped up market rent, just not her.), and the inspections can be absurd depending on the inspector.

It seems like 1 out of 3 or 4 becomes an issue within weeks after we put a property in service, and it does not get better once you have 15 ft of human waste in there.. - So snaking the sewer line at the end of the rehab (after, no before, because contractors and construction dirt are sometimes part of the issue!)
