I definitely had a few close calls with sob story applicants though which I eventually did say no to but felt like a horrible person doing it the first few times,   until I started to see the patterns.     

Best of both worlds for us as the seller, horrible for other buyers. 

Rental "nightmare".First home became a rental as we moved across state and could not sell due to horribly-timed purchase of last bubble and rapid job relocation.

This is not a horrible deal but I think you can do better.

I assume at the start of the thread you stated your strongest argument against your tenant in that they are "horrible" and "lied on their application that the are smokers because they are actually chain smokers" . 

Banks make such horrible financial decisions.

I moved from Tx after all; so then i look at the numbers and see I can't make anything work here in south OC and then go back to out-of-state investing as my solution until I can get into something here... it's a horrible mind game.. and the best time to start is now.. 

Based on what you are saying, either the property manager is horrible or she has it priced too high.
