I installed this bathtub in about 1998 and you can see the dark lines where the slip resistant coating attracts dirty soils.When we plumbers are installing brand new bathtubs and our workers do not pay very special attention to keeping the slip-resistant coating and the step on the coating with their shoes it is impossible to clean the soiled coating and our customers get angry.

I've seen one outlier at $50K due to extensive tree removal and the need to truck a lot of soil in for a mounded system.If you have town sewer, that zinger is off the table.My guess (with very little to go on) is that you're grossly overestimating rehab costs.

it might be more if the soil is no good, you will want to get a core soil sample before you get to a firm contract price, since that can be another 30k to truck out bad soil and bring in good soil.Then to build it will be anywhere between $125-150 a sq foot, maybe more maybe less - all depends on contractor relationships you have and the finishes.With everything being very busy in Boston, affordable skilled labor is hard to come by.

I am curious how CoVid will reshape the travel industry as a whole, I don't think people will ever stop flying, but how long will it be until we are back at healthy levels.Being conservative and using a 40% vacancy rate, each apartment netting $50 a night, each converted apartment would net $900 a month.
