I have almost 400 units and we average about 40% turnover per year.Based on personal experience and networking with thousands of investors and property managers for the last 15 years, tenants tend to stay longer when they are (a) way below market rates, or (b) poorly supervised.

If they personally don't have any larger MFR experience, then I would suggest forming an LLC with someone who does who would be willing to jump on as a low-level equity/experience partner and that shouldn't be a problem.Good luck and let me know if I could help you put something together!
