Only half of the units were rented and a few were in bad shape.

-15 Mobile homes all on individual lots and fully rented- Sewer/Water by the city and metered to the tenant- Rent for $450 each- Average lots in the area rent for $175 and homes this size $475- All 15 homes are located on the same road next to one another- 2.3 miles to walmart and city population of 61kQuestion:  Since these aren't in a "park" would you still value them the same way?

So we decided we would like to get a duplex and rent out the other half of it.What are the steps I should take to get the ball rolling and when should I start?

I just wanted to get some more information on some areas that I might be able to purchase some investments for half that price.Jason

Real estate investors may not be surprised to read that more than half the homeowners who sought and received help to stay in their homes and get back on their feet financially in some areas are still struggling.

The building is walking distance from a college campus and less than a 5 minute drive to downtown area and 10 minutes from a community college, 5 minutes from a hospital and in the near future there will be a casino about 5 miles from it.I have a good relationship with the landlord so hopefully he is open to a creative deal.

And, I know that a person would think that half o something is better than nothing. 

Honestly, I think its a way for lazy investors to do half of their due diligence and bank on the 70% rule ENTIRELY.

Our next personal was with the other half of VA loan 0% down and than 3rd 5% etc!

@Phil Moeller if you listen to podcast #95 the was someone that was taking over his partner's half of 30 something units. he structured it in a way that he pays it out of the cashflow of the properties.
