Or, buying a Duplex and renting one side out then renting the other rooms out in the side I would live in.I have spoken with two lenders and both have given me pre-approval letters for up to 270k purchase price, with 15k down payment, conventional fixed rate loan, 30 year term.

I have the same question, but this issue is more complex when an investor has multiple investments in different states with federal passive losses carried forward from multiple states.I doubt that states intended to allow non-residents to not pay state income tax by offsetting state sourced income with non-state sourced passive losses.

Any transaction where the rehab exceeds the purchase price is a red flag for the lender, when you add rural, extraordinarily small size, and combine it with a very small loan amount you create a tough situation.
