I think if you are diligent about getting good deals and good properties and properly screening your tenants, it can be a great way to invest!

My mother and step-father own three investment properties in the Philadelphia area that they rent and have had for years and so I learned a lot from them about how to screen for tenants, deal with tenant issues, repairs etc.

I am in the process of buying a two flat that needs work.

Have several 2 flats with cap rates at 10-13%.Remember all real estate is local.  

The appraisals in my area are all over the place and honestly at this point I think a lot of time they just put it near the asking price if you don't believe it is flat out ridiculous.  

To me this is a win/win, this saves me the time/money to have a sheriff come out, it gives him an incentive to not put a sledgehammer through walls, or cause damages, and to him, it prevents a judgement on his credit report, it saves him hundreds of dollars in a judgement, and possibly even will prevent, the eviction from coming up on future landlord screens(which is something I don't like, as these type of people and their actions need to be public record).Thoughts?
