Personally, if you have funded the JV and argued e fronting those costs, I think 50/50 is skewed towards the contractor, because he isn't assuming any financial risk.

Once I have achieved financial independence, I would probably be my own GC on my own investments.

He said never heard of the penalty. 15% is usury but it causes problem only when borrower comes back suing me then if I go to court judge will ask me to lower it down to 10%.
