My fear is that they'll leave.

Maybe these things are convered in the linked post -- I'll have to check it out.But yes, this certainly puts a bit of fear into my heart.

My fear with COS AirBNB is as you said it's less of a destination.

They happen when the tenants don't really have a fear of your recourse as their isn't much you can take away from them.

Also, make sure you do not skip any steps in the process and get title insurance.You have to determine if it is fear, or a real gut feeling that something just is not right about the property...if its the later, move on. 

My worst fear is overextending ourselves with the company and the real estate.

Yet I am fearful of investing out of state due to lack of control.I plan to attend a few of the local REI meetings, and perhaps will bump into a few of you.The big WHY:  Every year I travel to different third world countries doing medical mission work, serving some of the most needy people in the world with my church friends and with my favorite charity organization, promise child. 

I'm ready to overcome the fear I've had in this industry, and anxious to get to work.  

But I have this fear something is not going to work out and we will end up losing earnest money that really can't afford to lose.

A few thoughts:I suspect that the original owner didn't really apply for a 3 unit building for fear of the costs or being fined.
