I would think management would still make visits a few times per week and they could set up a rent slot box attached the boiler room door or something of the like.

you should also check out the local investing clubs. my favorite is the BWI meetup (Google it).

I ask them to include their favorite food/color/football team.

Went to all the main spots but my favorite was Iquitos - spent 4 days there camping out with the locals. 

You can get nice cookie cutter, track home, foreclosures (my personal favorites) occasionally.
