If you put on your projections to get rent from 6 units and find out that more than 4 are not allowed, it could make the deal go sour real fast if you've already bought it. 1000 per month for rent for 5 to 6 units seems extremely low.

Always do a background/credit check, call their last two landlords, collect a security deposit, have a formal lease, call their employer to verify income and to get an idea of how they perform at work and be extremely clear in your standards.

@Aram Hamidi newer than 1985 is going to be difficult to achieve in the extreme for that area, not to mention something that new that cash flows with you living in one of the units.
