Purchase price: $55,000 Cash invested: $13,443 SFR with long term tenant of over 10 years.Rent hasn't been raised entire duration of tenancy which has it at $275 below market rent.After purchasing the property I spoke with the tenant and explained to him that the rent would raise each month (after this next month) by $100 until it is at market rent.

The biggest returns aren't always the most expensive when I purchased the home I created a 25k reno plan to flip and sell, but after becoming lazy and extending the reno time, I realized that some of the items I wanted to address were unneeded, being able to reduce my expenses made it possible to actually keep the property and rent it out while still taking 30k in equity out.
