Seems like it would be much easier to start finding vacant homes listed on the MLS where the owners have moved out of town and just start making low ball offers..

Regarding the shut off valve, I usually replace the old compression valves ( proned to leaks) with a ball valve or add one if there's none.

It seems like all that is offered is west end or east end properties that are pretty much in war zones and those all seem to be offered by newbie wholesalers with inflated ARVs and low ball repair estimates.

If you are planning on making a low-ball offer get a license GC to give you an estimate on the repairs not guess work because the seller might have already had a GC to give an estimate, and it would look bad if you lie about the repairs it could cost you the deal.

I can see why an agent will not call you back there is a good chance you are using a fraudulent POF, making low ball offers and be honest in your business dealing.
