When I first saw the site I got really excited but then began to see the fine print.I heard the scariest thing from a youtuber regarding this site; the youtuber stated that even though you might be the auction winner and have met all the reserves, you could have only purchased a 2nd position lien??? 

I was once the out-of-town investor myself so I try to position myself to provide as much detail as possible for clients that cannot tour the house in person.

Always check an investor for an existing portfolio and financing in place, whether its a cash buyer check their bank statements, equity accounts, 401K etc.

in 2019 they had around 95% occupancy and had huge positive cash flow. 

You can also sell a piece of equity in the property rather than the entirety of it.

The only concern for me is that none of these would cash flow positively after factoring in all the items (vacancies, cap-ex, repair, etc.).

Both have positives, wondered if one sounds better than other?

We made the initial investment back in 2017 utilizing notes to avoid paying UBIT tax getting a fixed rate of return and equity upside.
