Again, IMO, the answer to the is it moral question must stand on its own, i.e. because some realtors may engage in activities which produce similar results for sellers is not relevant to the question of whether your actions are moral or not.

Commission sales are all upside for the buyers - agreeing on an hourly rate is more of a liability if you get into a scenario where you are having to engage in extensive negotiations, etc?
