Now a days I have hundreds of vendors.. everyone from electricians, to trash cleanup, insurance carriers, HVAC repair, landscaping, etc.

Talk to the PM about hiring a landscaping company and managing that aspect of it.Your tenant should have written instructions for cleaning the yard prior to each mowing, when the mowing will happen, and their responsibility to pay for damages if they don't clean up. 

All 4 buildings are in excellent condition, the landscaping, the parking lot, everything really has been immaculately maintained.

If you plan to use a PM, plan to set aside 8-10% of the rent amount each month.Those two items alone will eliminate your cashflow, not to mention your capex and maintenance seem low (think about not only repairs but also lawn maintenance/landscaping, snow removal, etc).

Find a Pest Control and landscaping company and start having them come out and keep everything ok. 

My major trades are great, but in my renovation business, it's so common to have "a guy" not show up...so I wanted to make sure that I could fill in from every angle where needed, from installing cabinets to landscaping.
