(New position in my 1st year)The Deal:6 story mixed-use walk up. $3milCellar, GF & 1st Flr: Rented until 2020 - 9k/month (5% yrly escalation) 108k annual2flr - 3rd flr: Rent comps show I can pull in tenants at $6,870 /mo $82,440 annual4th and 5th Flr - owner occupied 2bdrm and I am renting out 1 room to a friend for 1k - market rent is ~1.5k.Financials:ROI: 190,440Expenses: 19,950NOI: 170,490Price: 3,000,000Cap: 5.6% Reason why I like this deal - Great property in an amazing location - RE tends to appreciate by 7-9% annually and a high demand renter market (close to 6 diff universities including NYU) Space for me to live is a duplex that I can share with a friend =) So because of the equity appreciation, I would not mind if I can buy this with even a few hundred dollar monthly spread.

What I add to that is - "and 80% of new RE investors bail out after 2 mailings due to lack of response".Some investors (including Michael Quarles) advocate a mix of YLs and postcards; that's a good strategy as well.Wish you the BEST, Brian - looking forward to hearing about your success!

If the property was struggling when you bought it then you have to ask is it because of deferred repairs, bad tenant mix, location, lease rates, bad layout design, etc.

We do not install garbage disposals - the City discourages them {they may even be banned now} ... they are also a bad idea in student housing as they do not mix well with youth and curiosity.We have not noticed any greater rate of incidents with the under-mounts.Personally, I prefer the the over-mount sink and that's what I've put in my own house.
