Ok - Gonna throw my hat into this ring and add some perspective from Brooklyn NY.From my perspective, I have ZERO tolerance for bias based exclusively on skin color or religion/culture.  

That said, if you can find any investment with 80%+ annual returns in a semi-controlled environment (which mitigates most risk) other than flipping RE, I am all ears (and I doubt anyone can)

While you have an ear maybe ask if the title co. issues title policies in your county based on the clerks electronic records or if they also go to the clerks office and search for records that are not in the electronic database.

**Those are the times you really want the BEST managers who can be eyes&ears-on-the-ground for you at all of your properties, themselves.

With the property we were looking at it would be a basement conversion, so with the same search it looks like we would have to permit for that.If anyone knows of a loophole for the RV, I would be all ears!
