Hi James, I've worked at an A&E firm for over 10 years - all I can say is it is very local as far as time frames and costs go.

I have found that people will tend to handle rent raises better when they see that it directly correlates with improved service or product.

It is not the easiest to buy a property with an FHA product in a very competitive market.

You need to analyze market rents of similar product with and without and do the ROI calculations.

Only reason to do it is in anticipation of tax event and taking advantage of low state income tax when the tax event happens like a big stock portfolio liquidation.
