There is no doubt a higher entry point in this market compared to Cincy.

It just never seemed like rent in Louisville was very high compared to property values over the years as I've minimally been looking around. 

My agent sends me CMA's, which I also compare with comps I find on  Zillow, ect, Have found that the list on CMA is not really an accurate indication of my property's ARV, For example, my property might be 1 story, 3 beds, 2 bath, brick, etc. and CMA have some with 2 story, alumin/vinyl, etc.

We have benefited from the lower cost of acquiring the properties, lower annual tax rates compared to many areas of the country, and the lower cost of living in these areas.

You'll find that the weather is similar to the UK, thou I don't think snows other there.Cost of living compared to the UK is way way cheaper, you'll like that.But as you're probably use to public transport in the UK, here you'll need a car to get around.

I get around the country to most major metro areas were I work and invest and nothing frankly compares to the hospitality and SAFETY of Portland for this size of city..
