This is a tough subject.

If they could rent a place you could do a "subject to" deal. 

This will create a motivated seller market with subject-to hybrid strategies probably dominating the scene.

The landlord would receive a 1099 for the payment however as rent received it still subject to depreciation.

The two economic factors that hold the economy in a precipice are a) the supply distribution channels, and b) the debt load carried by many corporations, which was facilitated by low interest rates.
