@Alex Uman Unfortunately, I feel like those prices would be a bit high if my target demographics were students given the current condition of the property and it's distance from Temple University itself.

I drove about 1/2 that distance today and was over 1hr on a Saturday due to some construction, but also a lot of traffic.The market is very competitive here....so start banking cash....do everything you can to bank as much cash as you can between now and then. 

Each year it becomes easier and easier to manage from a distance... but you are still in the game.

It was the last inexpensive West Coast city, sandwiched between two of the most expensive metros in the country (Seattle and San Francisco), and has geographic constraints that will likely lead to supply outstripping demand both for sales and rentals.
